Required means the field is needed to complete or support this workflow. Some screens allow a draft to save before every required item is complete. The steps and troubleshooting call out controls the product actively blocks.
Use Office/Medical lease structures
| Area | Office/Medical behavior |
|---|---|
| Occupancy | Calculated by square footage |
| Price metric | Price/SF |
| Rent bases | SF/Yr, SF/Mo, Annual, Monthly |
| Lease types | Full Service, Modified Gross, Gross, NNN, Ground Lease, Custom |
| Lease dates | Supported |
| Reimbursements | Supported |
| Suggested other income | Parking, CAM, storage, antenna, conference-room income |
Use Custom for a truly unlisted structure
Choose the most accurate listed lease type. Use Custom only when the source lease does not fit Full Service, Gross, Modified Gross, NNN, or Ground Lease.
Complete the Office/Medical workflow
Office/Medical steps
- 1
Select Office / Medical
Create New, Select Property Type
Choose Office / Medical.
Expected result: Suite-oriented commercial fields are active.
If this does not happen: Use Change Property Type in Property Details if needed.
- 2
Verify the building identity
Property Details
Compare the building identity with the approved source.
Expected result: The correct building is ready for detailed data entry.
If this does not happen: Correct the address or primary facts before continuing.
- 3
Add Office or Medical facts
Property Data
Add relevant class, parking, floor plate, ceiling, and certification fields.
Expected result: Readers receive material building context.
If this does not happen: Use only verified certifications and remove empty rows.
- 4
Enter suite economics
Rent Roll
Add occupied and vacant suites with SF, rent basis, lease type, dates, growth, and reimbursements as applicable.
Expected result: Area occupancy and annual rent reconcile.
If this does not happen: Correct suite SF or rent basis where totals diverge.
- 5
Complete the statement
Income & Expenses
Add office-specific other income and all operating expenses.
Expected result: EGI and NOI reconcile to the source statement.
If this does not happen: Check tenant reimbursements separately from property-level CAM income.
- 6
Review the output
Review & Customize
Verify suite labels, building facts, Price/SF, occupancy, and financial pages.
Expected result: The document presents an Office/Medical asset accurately.
If this does not happen: Return to the misconfigured source step if labels or metrics are wrong.
Resolve Office/Medical issues
Lease type is misleading
Likely cause: The wrong gross or net structure was selected.
- Review the lease abstract.
- Choose the supported type that matches.
- Use Custom only if no listed option fits.
Parking income is missing from NOI
Likely cause: Parking was entered only as a physical ratio, not an income row.
- Keep Parking Ratio in Property Data.
- Add verified annual Parking income in Additional Income when applicable.
- Office/Medical selected
- Building class and parking facts verified
- Suite areas reconcile
- Lease types accurate
- Income sources not duplicated
- Price/SF checked
