What's the difference between Multi-Building and Portfolio mode?
Multi-Building (campus) is multiple buildings at the same address — an office park, apartment complex, or mixed-use development. Portfolio is scattered different-address holdings — 3 shopping centers across a metro, multi-state holdings, or a multi-property roll-up sold as one transaction. Both modes share the same wizard but the cover labels, cap rate language, and pluralization adapt.
Does CREBuilder support land assemblages?
Yes. Land is a supported property type inside the Multi-Building flow. Each parcel gets its own APN, lot size, zoning, and topography fields. The wizard uses "Parcel" terminology instead of "Building" for land docs, and the cover label reads "Land Assemblage" (campus mode) or "Land Portfolio" (scattered).
Can I show per-building financials?
Yes. Each building carries its own tenants, vacancies, expenses, and additional income. The Portfolio Financial Summary page shows one column per building plus a Portfolio Total. Per-building rent roll key facts (Total SF, Year Built, Occupancy, Annual Base Rent) render inline on the combined rent roll.
How does the blended cap rate work?
For true portfolio mode, the cap rate is labeled "Blended Cap Rate" on Cover, TOC, Executive Summary, Valuation, and Cash Flow — calculated as portfolio NOI divided by portfolio asking price. Per-comp cap rates on Sales Comparables stay as plain "Cap Rate" so the comp set reads correctly. Multi-Building (campus) mode uses plain "Cap Rate" because it's a single-asset story.
