Creating Your First Document

CREBuilder uses a simple 4-step creation flow to get you from zero to editing in under a minute. Each step feeds into the next, building your document configuration before opening the wizard editor.

    Step 1: Select Property Type

    Choose from 10 commercial property types: Retail, Office/Medical, Multifamily, Industrial, Land, Hospitality, Self-Storage, Mobile Home Parks, Mixed-Use, or Net Lease. Each type tailors the wizard sections and financial fields to that asset class.

    Step 2: Choose a Marketing Package

    Pick one of 6 document types (see next section). Each package type includes different page sections and content depth, from a 1-page flyer to a 17+ page Offering Memorandum.

    Step 3: Select a Template & Color Scheme

    Browse 5 professionally designed themes (Classic, Modern, Professional, Executive, Premium) with live cover previews. Choose your brand color from quick-pick swatches, brokerage color presets (CBRE, JLL, Cushman, etc.), or a custom color picker.

    Step 4: Enter Contact Information

    Add your name, phone, email, title, and company details. Upload a profile photo and company logo. This info appears on your document's contact pages and auto-saves to your profile for future documents.

Most brokers start with an Offering Memorandum for investment sales or a Leasing Package for tenant marketing. If you need a quick marketing piece for a blast, the For Sale or For Lease Flyer is your fastest path.

Navigating the Wizard Editor

Once you finish the creation flow, the wizard editor opens. This is where you build your document section by section. The wizard adapts its steps based on your property type and package type.

    Sidebar Navigation

    The left sidebar lists every section for your document. Click any section to jump directly to it. Green checkmarks indicate sections with saved content.

    Skip-Ahead Freedom

    You don't have to complete sections in order. Jump to Photos first, then circle back to Financials later. The wizard remembers your progress across sessions.

    Auto-Save on Navigate

    When you leave a section, your changes save automatically. No manual save button needed (though one exists if you want explicit confirmation).

    Progress Tracking

    The sidebar shows which sections you've visited and which have content. The Review page at the end gives you a full preview of every page in your document.

Financial Scope selector: For each document, you can choose between Full Financials (rent roll + pro forma + cash flow), Rent Roll Only, Cap Rate & NOI Only, or Skip Financials entirely. This controls which financial wizard steps appear.

Start with Property Details (address, name, photos) to see your cover page come alive on the Review page. Financials can come later once you have rent roll data ready.

Color Scheme Picker

Every template supports a two-color brand scheme. Your primary color is used for headers, accents, and cover pages. A secondary color is auto-derived for complementary elements. Choose from:

Swap anytime: You can change your template theme and color scheme at any point from the Review page. All your content stays intact — only the visual styling changes.

Use the live cover preview on the template selection page to see exactly how your color scheme looks before committing. The preview updates in real time as you click different colors.

Dashboard Overview

After creating your first document, the dashboard becomes your home base. It shows recent activity, quick actions, and an at-a-glance view of your documents.

    Quick Create Button

    The "+ New Document" button in the top right launches the 4-step creation flow. You can also access this from the sidebar navigation.

    Recent Documents

    Your most recently modified documents appear as cards with the property name, document type, property type, and last activity date. Click any card to jump into editing.

  3. 3

    Document Actions

    Each document card has quick actions: Edit (continue in wizard), Duplicate (create a copy), Download PDF, and Delete. Hover over a card to reveal these options.

The dashboard search bar filters your documents by property name. Use it to quickly find a specific deal when you have many active documents.

Managing Documents

The Documents page gives you a full table view of all your documents with sorting, filtering, and bulk actions.

Duplicate

Creates an exact copy of the document with all content, photos, and financial data. Great for creating similar packages for nearby properties.

Delete

Permanently removes the document. You must type "delete" to confirm — this protects against accidental deletions.

Download PDF

Generates a high-resolution print-ready PDF. The export runs in seconds and downloads directly to your browser.

Filters & Search

Filter by document type (OM, Teaser, etc.), property type, or status (Draft/Complete). Sort by date modified, date created, or name.

Pro subscribers get unlimited documents. Free users can create up to 3 documents to try the platform before subscribing.
