Getting Started with CREBuilder
Learn how to create professional commercial real estate marketing documents in minutes. This guide covers the creation flow, all 6 package types, single vs. multi-property mode, the wizard editor, and document management.
Creating Your First Document
Creation runs through a small wizard that asks what you're making, what kind of property it's for, and how it should look. Most people finish this in under a minute. Some steps may be skipped — for multi-property deals the property-type step is replaced by per-building selection later, and signed-in users skip the contact step.

Offering Memorandum

Most brokers start with an Offering Memorandum for investment sales or a Leasing Package for tenant marketing. Need something fast? The For Sale / For Lease Flyers are the quickest path to a printable piece.
Single vs. Multi-Property
After you pick an Offering Memorandum, Sales Teaser, or Leasing Package, the wizard asks whether this document is for one property or many. The choice changes how the wizard works for the entire rest of the flow.

- 1Single Property — One property or parcel at one address. The classic CREBuilder flow.
- 2Multiple Properties — A campus / multi-building site, a land assemblage, or a scattered portfolio. Replaces the property-type step with a Buildings step where you add each property individually.
If you pick Multiple Properties, one more question appears:

- 1Multi-Building / Assemblage — Same physical site — a corporate office park, apartment complex, mixed-use development, or a contiguous land assemblage (multiple parcels offered together). Document uses one master address.
- 2Portfolio — Different locations — 3 shopping centers across a metro, scattered land holdings in different submarkets, or a multi-state portfolio sold together. Each property carries its own address on the cover and listing.
For Sale Flyers, For Lease Flyers, and BOVs are single-property only. If you need to market multiple properties as a flyer, an OM or Sales Teaser in portfolio mode is the right tool.
Navigating the Wizard Editor
Once the creation flow finishes, the wizard editor opens. The right sidebar lists every section for your document — click any one to jump there. Sections adapt to your property type, package type, and single/multi-property mode.
Wizard Sections (single-property Offering Memorandum)
Multi-property docs add a Buildings step at the start and adapt several sections (Rent Roll, Income & Expenses, Property Data) to scope content per building.

Sidebar navigation
The right sidebar lists every section. Click any one to jump directly there. Green checkmarks indicate completed sections.

Skip-ahead freedom
You don't have to complete sections in order. Jump to Photos first, then circle back to Financials. The wizard remembers your progress across sessions.

Auto-save
Changes save automatically when you leave a section, and inline saves are debounced as you type. Key fields (Property Name, Selling Price) also flush on blur so closing the tab mid-edit is safe.

Live preview
A thumbnail strip at the bottom of every step shows your document in its current state. Click any thumbnail to expand a full-size preview.
Financial Scope selector: Pick Full Financials (rent roll + pro forma + cash flow), Rent Roll Only, Cap Rate & NOI Only, or Skip Financials. This controls which financial wizard steps appear and which pages render in the final document.
Start with Property Details (address, name, photos) to see your cover page come alive in the Live Preview. Financials can come later once your rent roll data is ready.

Color Scheme Picker
Every template supports a two-color brand scheme. Your primary color drives headers, accents, and cover pages; a secondary color is auto-derived for complementary elements. Pick from:

Brokerage Presets

Full color wheel with hex input for exact brand match. Secondary color auto-derived from your primary.

Use the live cover preview on the template selection step to see your color scheme before committing. The previews update in real time as you click different colors and brokerage presets.
Dashboard Overview
After your first document, the dashboard becomes your home base. It shows your documents as cards with thumbnails, status, and quick actions.

- 1Create New — Top-right button launches the package-type creation flow. Admins and Coordinators see "Create for Team" instead, which lets them create on behalf of a team member.
- 2Filters & Search — Filter by document type, property type, status. Search by property name. The property-type filter now includes a "Portfolios & Multi-Property" option for filtering portfolio docs.
- 3Card chrome — Each card shows the cover thumbnail, property name, type badge, address (or "Multi-Property Portfolio" subtitle), and quick actions: Edit, Duplicate, Download PDF, Transfer/Reassign, Share, Delete.
- 4Portfolio cards — Multi-property docs display a "Multi-Property Portfolio" or "Multi-Building Campus" subtitle in place of an address. On desktop, hover the subtitle to see all the building addresses; on touch devices, open the document to view the full list.
The dashboard search bar filters your documents by property name. Use it to find a specific deal quickly when you have many active documents.
Managing Documents
The Documents page gives you the same documents as the dashboard, plus deeper sorting + filtering and a more compact layout when your portfolio gets large.

Duplicate
Creates a full copy of the document with all content, photos, and financial data. Great for spinning up similar packages for nearby properties.
Delete
Permanently removes the document. You must type "delete" to confirm — protects against accidental destruction.
Download PDF
Renders a high-resolution print-ready PDF. Typical exports finish in 10-30 seconds and download directly to your browser.
Transfer / Reassign
Move a document to another team member. Admins see Transfer; Coordinators see Reassign (Coordinator-created docs only). All related content, photos, and financials follow the new owner.
Filters & Search
Filter by doc type (OM, Teaser, Flyer, etc.), property type (now includes "Portfolios & Multi-Property"), and status (Draft / Complete). Sort by Date Modified, Date Created, or Name.
Share
Generate a public link to your Property Hub, or invite team members as collaborators. Listing Hub embeds use a separate share modal.
Free Starter plan users can create up to 3 documents. Pro subscribers get unlimited documents, PDF export, and Listing Hub publishing.
