Commercial Property Website Design: Launch Checklist

Commercial Property Website Design: Launch Checklist

A buyer clicks your listing link from their phone, between meetings. If they can't find the price, the size and a way to reach you before their thumb gets bored, the listing just lost a prospect.

A commercial property website doesn't need to win a design award. It needs to answer the buyer's first five questions on the first screen and make the next step obvious. Here's the checklist we use, with examples from CREBuilder's Listing Hub.

1. Answer the five questions on the first screen

Before a buyer scrolls, they should know:

  1. What is it? Property name and type (retail center, industrial, office, land)
  2. Is it for sale or for lease? A clear badge, not a guess
  3. Where is it? Full address
  4. What does it cost? Asking price, or rate with its unit ($/SF/YR)
  5. How big is it? Building SF, available SF or acreage

Big hero photo, those five facts over it, done. Everything else can live one tap down.

2. Organize the page the way buyers think

Buyers jump around. Give them tabs or anchored sections so they can go straight to what they care about:

  • Overview: property facts, highlights and the investment story
  • Gallery: your best photos, big
  • Documents: the OM, flyer and anything else you're sharing
  • Location: the map and what's nearby
  • Demographics: population and income around the property
  • Contact: who to call

A Listing Hub property page is built from the document you already made, so the photos, facts, financials and maps from your OM show up on the page without retyping anything.

3. Put the broker on every screen

The listing agent card should be visible without hunting: headshot, name, direct line, email. On a phone, a sticky Call / Email / Inquire bar at the bottom means the buyer is one tap from you no matter how far they've scrolled.

4. Decide how much you give away for free

Not every document should be one click from anonymous. Choose the access level for each listing:

  • Free access: anyone can view and download. Good for flyers and teasers.
  • Email required: the buyer trades an email address for the OM. You get a lead.
  • NDA: the buyer signs a confidentiality agreement online before they see the full OM and documents.
  • NDA with your approval: they sign, and you decide who gets in.

For the rent roll, T-12 and leases, a Deal Room keeps confidential files behind a real access gate and shows you which buyers viewed and downloaded what.

5. Make every inquiry a lead, automatically

A contact form that dumps into a forgotten inbox is a leak. In CREBuilder, inquiries from your listing pages land in the CRM as a contact with the property attached, so you can see who asked about what and follow up the same day.

6. Show your whole inventory, not just one listing

Buyers who like one of your listings want to see the rest. A Listing Hub puts every active listing on one branded page with:

  • Map, Map + Grid, Grid and List views
  • For Sale / For Lease and property type filters
  • Sold and closed listings kept as a track record, so sellers can see what you've done

7. Put it on your domain and your website

Your listings should look like your brokerage, not a portal. With Listing Hub you can:

  • Use your own domain (like listings.yourcompany.com) with two DNS records and SSL handled for you
  • Embed your inventory on your existing brokerage website
  • Pick a theme and apply your logo and brand colors

8. Keep it current without extra work

The fastest way to lose a buyer's trust is a website that still shows last month's price. Because the property page is built from your CREBuilder document, update the document and the page follows. Mark a deal Sold and it moves to your track record. Turn on Sync and the same listing goes out to LandSearch, CRE Traded and FindSpaceNow.

The quick launch checklist

Before you send the link to anyone:

  • Five first-screen facts are right (type, sale/lease, address, price or rate, size)
  • Price and rate have units
  • Photos load fast and look sharp on a phone
  • Broker contact is visible on every screen
  • Document access level is set the way you want it
  • Test inquiry lands in your CRM
  • The link works logged out, on a phone
